An Agreement to Sell is a document signed before the final purchase. It records the terms both sides have agreed to — the price, the payment schedule, and the conditions under which the sale will be completed. It is a promise to sell, not the sale itself.
A Sale Deed is the final document that actually transfers ownership. It is signed after the agreed payments and conditions are met, and it must be registered at the Sub-Registrar's office to be legally effective.
In short: the agreement sets out the plan; the sale deed completes it. Buyers should read both carefully and keep registered copies safely.
